Restoration of Structural and Non-Structural Components of Fire-Damaged Building
A six-story residential building went on fire and received a NYC DOB Commissioner’s Emergency Work Order (EWO) to structurally stabilize the entire property. Property is located at the Carnagie Hill District adjacent to the 96th Street entrance of the Central Park. The building is holding a Landmark status as designated by the NYC Landmarks & Preservation commission.
We were tasked to provide all related services in order to restore the property and deal with the related City agencies from temporary shoring support to the removal of vacate order. To effectively run the project, particularly the state it was assigned to us (Emergency Declaration condition), we chalked out a plan and decided to undertake the entire work into Phases. 1st Phase of the work was to produce a Design to address NYC DOB’s EWO which involved a fast-track Construction Management with full time site supervision. In that phase, a shoring system was designed and installed to temporarily support the entire structure. In the 2nd Phase, Design & CM services involved a thorough evaluation of existing structural & non-structural systems followed by the preparation of the design documents for restoration. Strategies were developed for a time effective restoration of all the fire compromised building systems including structural, Architectural, MEP, etc. In the 3rd Phase, a complete re-design of interior spaces along with MEP components was outlined to have the building in compliance with the current codes followed by construction supervision and signoffs. All the damaged windows were replaced under a Master Plan while jointly working with NYC LPC with consideration of maintaining the Landmark integrity of the building. Closely worked with the NYC LPC, GC, and other project team to execute the plan in a timely manner.
