Restoration of Façade and Appurtenances of a NYC Landmark Building
182 Lafayette Street is an existing mixed use six-story building (Queen Anne style store and loft) with commercial on the 1st floor and residential units at upper levels. Building is located at the SoHo area from the City’s entertainment District to a center of mercantile and dry goods trade. The property is situated on Lafayette Street between Lafayette & Crosby Streets with Broome Street on North and Grand Street on South side. with West Neck Road on East and Main Street on West side. The primary building structure is a masonry load bearing walls with wood frame floors. Foundation wall is of reinforced concrete with a part of rubble stone. Construction classification of building is #3 non-fireproof structures (old code). First floor is at the same elevation level of sidewalk whereas, rear yard is a sunken type with a same elevation level of cellar floor.
The project emerged as a response to the falling materials from facade & appurtenances. Client retained our specialized services of existing condition evaluation of facades to investigate the source & cause of problem. There has been history of falling of façade materials as well. In the 1st phase, we performed a thorough examination of complete building envelope by employing necessary testing. In the 2nd phase, we designed & developed construction drawings and specs to fix the deficiencies. In the 3rd phase, we performed construction supervision to undertake the specialized work. During the entire process, we worked hand-to-hand with the NYC Landmarks & Preservation Commission (LPC) for conservation point of view. Severely deficient parts of facade & appurtenances were restored matching to the original form of the building. Customized details, related to the structural reinforcement of building elements were developed in a specialized way to conceal the reinforcing components and conserve the Landmark integrity. Special Inspection were also provided as part of the overall services. Input of our specialization was provided particularly during the selection and application stages of the new restoration materials considering the age and condition of the building.
