Restoration of Façade and Appurtenances

Existing 14-story art deco type of commercial building in the vicinity of Time Square built in approximately 1927. It is attached up to the 10th floor on East side and fully attached on West side with a small area exposed due to the zoning set- back of neighboring building starting from 10th floor. The street façade is solid brick with stone veneer on the first & 2nd floors. Rear façade has a balcony at every floor. It also has a terrace at every other floor staring from 7th floor.
Project involved investigating the source of structural and non-structural damages of building facades/appurtenances and remedying their condition. Our focus was on addressing the existing conditions outlined in the Cycle 9B FISP report. Repairs were designed considering constructability and site conditions. The project scope encompassed the restoration of the parapets, localized masonry restoration, incorporating the installation of waterproofing, replacement of windowsills, renewal of lintels, and replacement of window perimeter sealant at various areas. In addition, the project included targeted steel repairs and a replacement of the roofing system at terraces & bulkhead roof. Structural repair work involved probing existing masonry, reviewing structural steel conditions, identifying sources of leaks, sound testing slabs, surveying deteriorated steel, and determining repair or replacement scopes. Work also involved performing special inspections and construction supervision.
