A Garden Coop property with ten (10) large buildings sitting on approx. nine (9) acres of land received NYC DOB Commissioner’s Emergency Work Order (EWO) to structurally stabilize all unstable facades throughout the property.  Originally, housing was developed in the post war time to accommodate veterans.  Currently property is in use as a private coop. 1^st Phase of the work was to perform Design & CM services to address NYC DOB’s EWO which involved a fast-track Construction Management with full time site supervision.  In 2^nd Phase, Design & CM services involved with a thorough evaluation of existing conditions followed by the execution of construction work.  The challenge was to determine the condition of structural stability of all 333 exposures (façades) as per total 132 DOB Building Identification Numbering (BIN).  A plan was chalked out to execute a sequential restoration following a strict timeline provided by the forensic unit of NYC DOB. Worked with GC and other project team to execute the plan in timely manner. During the project developed project budget and construction schedule per priority of structural condition on part of the property.  In addition, assisted owner in bid process and constructability review to bring project within budget and time.
